THE ROLE OF A BUYER'S AGENT

Only a buyer's agent would attempt to negotiate a lower price and terms to benefit the buyer. A seller's agent is obligated to obtain the best price for the seller. The negotiating capabilities of the buyer's agent could save the buyer thousands of dollars. There are three main types of agencies in Arizona:

  • Buyer Agency
  • Seller Agency
  • Dual Agency

Dual Agency Agents can elect to represent either Seller or Buyer or both (with written permission from all parties) if the situation arises that the client is interested in a property listed by the buyer agent's office. In such a case, the Buyer Agent pledges to be fair and honest with all parties in the transaction.

When we represent you as the buyer there are Standards of Care that we obligate ourselves to. These Standards are best illustrated by utilizing the acronym 'CARLOAD'.

A Buyer's agent can assist you with representation with any property on the market, whether listed by another broker, for sale by owner or new homes being sold by the builder. Builders count on the real estate community to help sell their product since we sell almost 70% of their product.

New home builders in Arizona follow a policy that for them to recognize the buyer as having representation, the realtor must accompany the buyer on their first visit to the subdivision. In order to maintain buyer representation, nothing must be registered or signed without your agent being present.

COMPETETIVE EDGE WHEN PROBLEMS ARISE
If an inspection reveals a problem, here's where a buyer's agent can make a crucial difference. Should the buyer still wish to purchase the home, the buyer's agent "goes to bat" for the buyer to negotiate an equitable agreement.

WHAT ABOUT THE INVESTMENT VALUE?
As your agent we can offer professional projections as to the future salability and value of the property Ð something a listing agent would be hesitant to do, should the home not offer as promising a future as other properties.

The listing agent can work with a Buyer, but has a fiduciary obligation to protect the seller's interests. A Buyer's Agent works for the buyer, protecting the buyer's interests .... and all at no extra charge. The ultimate source of funds at the closing table is the buyer. Is it not, then, reasonable to think that one of the agents being paid should be your exclusive representative.
